South Australian developer Citify has received planning consent for a $200 million mixed-use precinct behind the former Buckingham Arms Hotel in Gilberton, Adelaide. The State Commission Assessment Panel granted approval for the significant development on January 22nd.
The project, dubbed The Buckingham, will occupy a 6290 square metre site and is located merely 3km from Adelaide’s central business district. This expansive precinct will feature a 10-storey apartment complex with 130 residential and 56 short-stay apartments. Additionally, it will house 1230 square metres of ground-floor retail space on the corners of Northcote and Walkerville Terraces.
The residential section of The Buckingham ranges from single-bedroom apartments to luxurious four-bedroom penthouses, offering panoramic views of the surrounding hills and cityscape. Importantly, the development also includes 20 affordable housing units and 13 NDIS-compatible apartments designed for individuals living with disabilities.
One of the unique aspects of The Buckingham is its fourteen split-level SoHo (small office/home office) apartments. These units are located on the north-eastern boundary of the project and come with north-facing gardens. They are linked to the main building by a communal terrace, enhancing the sense of community within the complex.
In addition to the luxurious and diverse housing options, The Buckingham will provide a range of amenities. These include a swimming pool, golf simulator, sauna, steam room, and a gymnasium. Residents and guests can also access a private function room and a wine room, making it an ideal location for social gatherings and private events.
Committed to sustainability, this fully electric building will be equipped with rooftop solar panels, electric vehicle charging stations, and offers substantial parking with 246 underground car spaces and over 100 bicycle bays. A central public plaza will also be available, promoting openness and accessibility for both residents and visitors.
A significant aspect of the development is the heritage-listed Buckingham Arms Hotel, which will be carefully restored and reintegrated into the precinct as a food and beverage destination. Joel Wilkinson, the managing director of Citify, highlighted the importance of this heritage aspect. He stated, “The retention and adaptive reuse of this building is central to our vision for the precinct; one that respects the heritage but also looks to the future.”
Wilkinson also emphasised the careful planning involved in accommodating a variety of residents, saying, “We have worked hard with architects SMFA to fully redesign our original concept to cater for a broad range of residents; from those wanting their first home to those seeking premium prestige living in one of six penthouse suites.”
The construction phase of The Buckingham is set to create up to 200 jobs, providing a boost to the local economy. Demolition work and earthworks are expected to commence in the second quarter of this year.
