$45m Hallett Cove coastal site snapped up by national developer for new community

A 12-hectare coastal site in Adelaide’s south has sold for more than $45 million, paving the way for a new masterplanned community.

A piece of Hallett Cove coastline is set to be transformed after national developer Urbex acquired Lot 4102 Burlington Road for a reported $45 million-plus.

The 11.99-hectare site, which sits just 175 metres from the water, was sold by McGees Property agents James Juers and Simon Lambert on behalf of a local owner and will now be developed into a new residential community by Urbex, the property development arm of the BMD Group. This is one of the southern suburbs’ most significant property deals in recent years.

The acquisition is expected to deliver a new neighbourhood, with the approved plans already in place for 169 residential allotments ranging from 194sqm to 1,012sqm, alongside two super lots designed for more intensive housing options and surrounding reserve spaces.

With frontages to Burlington Road, Sigma Road and Fairbairn Drive, the site offers multiple access points and was marketed as a rare “shovel-ready” opportunity, allowing development to begin without the lengthy approval processes often associated with major residential projects.

McGees Property agent James Juers said, “The site’s stunning coastal location and shovel-ready status made for an unrepeatable opportunity to deliver a flagship community in one of Adelaide’s most desirable southern locations.

“We received significant interest from local, national and international markets, ranging from residential developers to land lease community and lifestyle village operators.”

James said the strong response reflected growing demand for approved residential development sites across South Australia amid ongoing housing pressures.

“The campaign showed there is extremely strong demand for shovel-ready residential development sites across Adelaide and South Australia, given the current housing crisis and limited supply of land and quality sites across the state.

“Being fully approved, this site presented the opportunity for immediate development as a residential subdivision, which was a huge attraction across the market.”

For future residents, the appeal will extend well beyond the new homes themselves, with the development positioned within walking distance of some of Adelaide’s most dramatic coastal scenery.

The site connects directly to Hallett Cove Headland Reserve and the iconic Coastal Walkway, offering access to sweeping ocean views, rugged cliffs and picturesque walking trails.

McGees Property agent Simon Lambert said, “This was one of the last remaining coastal locations for a land development in Adelaide’s south, and offered a generational chance to shape the future of a high-growth, high-demand region rich in lifestyle amenity, and bring much-needed housing to Adelaide and South Australia.”

The new community will also have strong transport links, with access to the upgraded South Road Corridor, Southern Expressway and Hallett Cove Beach Railway Station, as well as nearby bus connections along Fairbairn Drive.

Residents will be close to a range of existing amenities including Hallett Cove Shopping Centre, Cove Sports & Community Club, Hallett Cove Tennis Club and the popular Boatshed Cafe.

The project adds to Urbex and BMD’s growing footprint in South Australia, following the delivery of more than 2,700 residential lots across more than 40 projects in the state over the past 18 years, including communities in Mount Barker, Angle Vale, Aldinga and Riverlea.
