8 ultra-luxury sky homes planned for indulgent living in North Adelaide

Sophistication is reaching new heights in North Adelaide where a collection of ultra-luxury sky homes is set to redefine one of the city’s most iconic streets.

Designed by Adelaide Property Fund, the boutique project will feature just four single-level penthouses that blend privacy, indulgence and architectural precision in a way rarely seen in South Australia.

Founder and Managing Director Timothy Rogers believes this is only the beginning for Melbourne Street.

“I think Melbourne Street will be one of Adelaide’s greatest high streets in the coming future,” he says.

“The gentrification process is well overdue. The properties are ready for redevelopment, and we’re starting to see the first signs of that shift.”

Timothy says the project is designed to be part of that transformation, offering a glimpse of what’s to come for the area.

“The true inspiration was that this is the start of what Melbourne Street will become,” he says.

“We’re not trying to be a pioneer, but it’s clear we’re not the only ones identifying the massive potential this location has.”

“These aren’t apartments,” Timothy says.

“They’re single-level, full-floor penthouses with high specifications and finishes that rival any home in Adelaide’s most prestigious suburbs.”

The designs include three bedrooms, three private ensuites and expansive walk-in robes, with master dressing rooms the size of bedrooms themselves. Every residence, including the first level, will also have its own private pool.

“You’ll step straight from the lift into your home,” he says.

“There are no shared corridors or lobbies. It’s private, personal and designed to feel like a true sanctuary.”

The rooftop will feature exclusive amenities for residents of the upper levels, including pools, outdoor kitchens, entertaining areas and landscaped greenery, creating a resort-style atmosphere above the city.

Architecturally, the building will showcase the premium design aesthetic that Adelaide Property Fund is known for.

“Our approach has always been about generous spaces,” Timothy says.

“Large floor plans, luxurious materials and interiors that feel both modern and timeless.”

Sustainability has also been carefully considered, with double-glazed windows, solar panels and energy-efficient design principles all incorporated.

“We’re looking closely at natural ventilation, how sunlight moves through the building and ways to reduce the overall energy output,” he says.

At street level, the development will include a high-end retail tenancy, with Timothy hinting at possibilities such as a wine room, intimate bar or boutique salon.

“It will complement the residential feel,” he says.

“Something refined that adds to the local atmosphere.”

The project is expected to launch to market within nine months, and while the name is yet to be revealed, one thing is clear. Melbourne Street is on the cusp of something extraordinary.
