Adelaide’s iconic Mayfair Hotel set to transform into luxe Kimpton brand

The heritage-listed “art deco great dame” will rebrand as a luxury lifestyle destination under the globally celebrated Kimpton brand.

IHG Hotels & Resorts has announced a new partnership with Ark Capital to take over one of Adelaide’s most recognisable landmarks, the Mayfair Hotel. The move signals a fresh chapter for the heritage-listed building, which will soon be reimagined as Kimpton Mayfair Adelaide.

Built in 1934 and converted into a luxury hotel in 2015, the Mayfair has long been celebrated for its grand Art Deco facade, timeless interiors and much-loved rooftop bar, Hennessy. Its 170 rooms will remain under IHG’s management, scheduled for a soft refurbishment from May to August 2026, with potential partial closure of our outlets and services during this time. Full refurbishment plans are still in the process of being finalised. 

IHG’s Kimpton Hotels are celebrated for their distinctive, design-driven approach to hospitality, known for creating stays rooted in their surroundings. They focus on heartfelt human connections and individualised experiences, tailoring each location to reflect its environment. This flagship property joins the recently launched Kimpton Margot Sydney and the upcoming Kimpton Teneriffe, slated for 2031.

Matt Tripolone, Managing Director for Australasia & Pacific at IHG Hotels & Resorts, said the partnership represents an exciting step forward.

He said the redevelopment would breathe new life into a city icon.

For Ark Capital, the project is about restoring something special while bringing it into the now. The partnership exists because of shared values around thoughtful design and high-quality assets.

The extensive refurbishment will see the guest rooms completely redesigned, the lobby and bar reimagined, a new dining venue introduced, and a wellness-focused gym added, all while preserving the building’s historic charm.

It’s a significant win for Adelaide’s city centre, with IHG’s growing portfolio also including the forthcoming InterContinental Barossa Resort & Spa and Holiday Inn Townsville. Together, these additions signal a clear investment in South Australia’s tourism and hospitality future.
