The South Australian Government has announced that a proposed five-star hotel and event space project at Tweedies Gully Winery in the Barossa Valley will undergo the state’s most rigorous development assessment. The project, located on Hoffnungsthal Road between Williamstown and Lyndoch, aims to cater to increasing demand for high-end tourist accommodations in the area. It’s set to include 150 rooms, a day spa, restaurant and bar.
Nick Champion, the Minister for Housing and Urban Development, has indicated that the development would be subject to an impact assessed development pathway. This rigorous process involves a significant level of public consultation and thorough investigations encompassing environmental, social, and economic impacts.
The proposed site is situated within the Barossa Council area and forms part of the Barossa Valley Character Preservation District. Given the potential impacts, the project will steer clear of a traditional code assessment pathway, opting instead for a comprehensive Environmental Impact Statement (EIS). This EIS will explore various crucial aspects such as bushfire hazard risk, traffic impacts, infrastructure needs, urban design, and water management.
The assessment process extends beyond local considerations, involving a whole of government perspective that includes referrals to state agencies and council, and a structured public consultation period. This approach ensures a thorough scrutiny by integrating independent guidelines and assessment by the State Planning Commission, aiming to uphold the stringent standards required for a project of this scope and significance.
Adding to the developmental oversight, there is a proposed formal design review scheduled between the developers and the Government Architect. This collaborative effort is designed to ensure that the final project aligns well with the regional character and the architectural standards expected by the state.
Minister Champion ssid, “This proposed development is significant to the Barossa Valley and the State’s tourism sector.” He continued, “The proposal involves a range of environmental, social, and economic impacts that require careful and detailed assessment.”
He also reiterated the commitment to transparency and community involvement in the planning process sharing, “The project will be subject to the most rigorous assessment possible and include comprehensive community consultation.”
The Barossa Valley is already a well-known destination for tourists seeking premium wine and local cuisine, hosting notable sites in Tanunda, Rowland Flat, and Seppeltsfield. The new development at Tweedies Gully is expected to strengthen the region’s appeal by providing luxury accommodation that meets the high expectations of domestic and international visitors.
The timeline for the consultation processes and further planning stages has not yet been detailed. Community members and stakeholders are encouraged to participate in the upcoming public consultations to voice their opinions and contribute to the shaping of this project.
