Construction kicks off at Southwark Grounds as Adelaide’s newest neighbourhood begins to take shape

Construction has started on the first 17 townhouses, which will grow to a wider 1300-home redevelopment in the next 12 months.

Work has officially begun at Southwark Grounds, transforming the former West End Brewery site into Adelaide’s next great neighbourhood. Over the next 12 months around 250 new townhouses and apartments will rise on the now-vacant land, part of the wider 1300-home redevelopment announced earlier this year by the SA Government and Renewal SA. The first images of the new community have also been revealed.

Boutique builder Blag Homes has started on the first 17 townhouses known as Founder’s Row along Holland Street. Designed by Studio Nine Architects, these homes will set the design benchmark for the precinct. Interested buyers can register from next week, with the first residents expected to move in by late 2026.

From next year the project will expand with more homes delivered by developers including Otello and Fortis who will create apartments at Holland and Winwood Streets, Kolabb, Centina and ICAM who will deliver two to four bedroom townhouses at Cawthorne and Anderson Streets, and Contour Property in partnership with Blag Homes who will add further two and three bedroom townhouses. Future partners will be announced as contracts are finalised.

The sales campaign for Founder’s Row, managed by Polly Property, will launch in November. Homes will range from premium townhouses with rooftop decks and high quality fixtures to more compact options designed to meet HomeSeekerSA affordability criteria. Founder’s Row sits on the western edge of Southwark Grounds close to Bloom restaurant, Warehouse Gym, Thirty-Five Stirling café and Brightstar Brewing.

Nick Champion, Minister for Housing and Urban Development, said the project is “a generational urban renewal project for South Australia, and now work is officially underway on site. The private sector is stepping up to deliver this critical housing supply and welcoming residents to what will rapidly become a vibrant community.”

Joe Blagojevic, Managing Director of Blag Homes, said “BLAG are currently delivering 23 homes at Bowden. We knew we could bring the same capability, speed and quality to Southwark Grounds. This is an accelerated program and we’ve hit the ground running.”

Verity Ferguson from the Southwark Hotel added “The beginning of our tenure saw the tram extension to the Entertainment Centre, and now to witness the West End Brewery site repurposed for the Southwark Grounds development is very exciting.”

With construction now underway, Southwark Grounds promises a major shift in the urban landscape and fresh opportunities for local businesses and the community.
