FIRST LOOK: Adelaide’s Marriott Hotel opens as city’s hotel sector hits record highs in 2024

Adelaide celebrates the grand opening of its first Marriott Hotel today, housed in the historic General Post Office building, marking a record-breaking year with unprecedented occupancy and revenue in the local hotel industry.

Adelaide’s hotel sector has started 2024 on a high note, as the Marriott International launches its first establishment in South Australia. The Adelaide Marriott Hotel, a 5-star luxury venue, will begin to welcome guests today, marking a significant milestone in the local hospitality industry.

Located in the city’s CBD, the newly opened hotel is situated in the historic 152-year-old General Post Office building. The building’s architectural overhaul was led by Baukultur, a renowned Adelaide firm, which transformed it into a blend of classic charm and contemporary luxury. The $200 million development features 285 spacious guestrooms and suites, including an opulent Presidential Suite, a Club Lounge, top-tier restaurants and bars, a swimming pool, fitness centre, and multiple function and conference spaces.

Adding to the hotel’s allure are two new dining establishments: Penny Blue and Exchange Lane. Penny Blue offers a modern Australian dining experience with a seating capacity for 126 guests, while Exchange Lane provides a dynamic atmosphere shifting from a morning coffee spot to an evening bar, accommodating 88 patrons.

The opening of the Adelaide Marriott underlines a period of flourishing success for the local accommodation sector, which saw record-breaking figures in the first half of 2024. Five out of the first six months of the year set new benchmarks for room nights occupied in greater metropolitan Adelaide, with March registering a historical high by averaging 8,687 occupied rooms nightly.

Further buoying the sector’s performance, average nightly revenues witnessed unprecedented peaks. April saw the highest revenue ever recorded, reaching an average of $2.1 million per night.

The surge in hospitality metrics is attributed to an eventful calendar featuring the Adelaide Fringe, Adelaide Festival, WOMADelaide, various long weekends, sporting events, and key conferences which attracted both interstate and international visitors.
