Construction has officially kicked off on one of Adelaide’s new heritage developments, with work now progressing at The Buckingham Arms Hotel as part of the Buckingham Arms Development.
With significant in-ground works now finished, the project is beginning to take shape.
Designed by SMFA Architects for Citify Group, the development has a huge focus on heritage.
“The proposal is centred on the retention and adaptive reuse of the Buckingham Arms Hotel, acknowledging its significance as a Local Heritage Place and ensuring its continued contribution to the character of the precinct,” shared the SMFA team. “The design has been carefully developed to respond to the scale, proportions and materiality of the existing building, with the new built form thoughtfully articulated to sit comfortably alongside it without overwhelming its presence.”

Central to the project is the retention and adaptive reuse of the Buckingham Arms Hotel, a recognised Local Heritage Place. “Rather than being treated as a standalone element, the heritage building is integral to the overall design approach, informing the architectural expression, shaping the public realm interface, and guiding the composition to achieve a cohesive and well-resolved integration of old and new,” shared the team.
The newly built form has been carefully designed to complement the scale, proportions and materials of the historic structure, all while considering affordable housing options. This sensitive approach makes sure the contemporary additions sit comfortably alongside the original building.

As construction has now kicked off, it’s a significant step forward for the project and its collaborators, representing the move from planning to delivery. It reflects steady progress in bringing the development to life, with early works signalling the transition from planning to delivery. “For the broader team, it’s rewarding to see activity on site,” shared SMFA. “Initial stages such as piling and basement excavation begin to reveal the scale of the project, offering a sense of progress. It’s encouraging to see the project taking shape and moving into its next phase.”
These early works, including piling and basement excavation, are now complete. Construction of the core structure below ground is currently underway, with crane installation scheduled to occur soon. In the coming months, basement construction will continue with the Level 2 slab, along with core walls and columns, marking the next stage as the structure begins to rise.

A key part of the design is the activation of the ground level, which will bring the development together and create a welcoming destination for residents and visitors. Pedestrian connections, external gathering spaces and hospitality offerings will also bring a lively and engaging environment that extends beyond the building’s occupants to the wider community.
