Gorgeous Clare Valley restaurant with rooftop bar for sale with $2m price tag

A beloved regional venue with a rooftop bar, historic charm and serious potential is now on the market, ready for its next chapter.

In the heart of Clare’s main street, where the scent of wood-fired pizza once mingled with the hundreds of rooftop conversations, one of the Valley’s most iconic venues is is for sale.

Seed Clare Valley, a former bank reimagined into a multi-level hospitality landmark, is officially on the market, and locals are hoping someone special will step in to carry the flame.

For those who’ve sipped a wine under the stars or danced through a gourmet event weekend, Seed isn’t just a restaurant. It’s a story. A meeting place.

The only rooftop bar in the region and a rare mix of heritage charm and modern style. Behind the listing is Clare local and real estate agent Mark O’Meagher, who knows just how much the space means to the community.

“The space is unique in Clare,” he says.

“The history of an original bank combined with modern upgrades and dual space with the only rooftop bar for hundreds of kilometres in all directions makes it stand out.”

From the bistro and deli-style ground floor to the rooftop that drew both locals and weekenders, Seed was always more than the sum of its parts. It played host to everything from long-table dinners to live music sessions, weddings to wine launches.

But inside there are even more surprises. The original bank safe turned atmospheric wine cellar, a feature Mark says is one of his personal favourites.

After facing the pressures that so many regional hospitality businesses encountered during the pandemic, including the pinch of rising costs and staff shortages, the venue went into voluntary liquidation in 2023. It was soon taken over by new owners, but now, it’s back on the market with a $2.2 million price tag and a limitless potential.

Mark has already fielded strong interest, from interstate and even overseas, though he says what excites him most is the idea of someone local picking up where the story left off, with creativity, confidence and a community-first mindset.

“The community hopes someone can buy this and continue it in the same fashion,” he adds.

“In my own mind, I would love the next buyer to utilise the space as a restaurant and bar, music, events etc.”

“I think the space is perfect for that style of business to continue into the future,” he says.

“If you’re wondering if Clare is the right place for a business like this, I can tell you, it is,” added Mark.

Because in the Clare Valley, it’s not just about buying a venue. It’s about becoming part of something. And for the right buyer, Seed might just be the start of something unforgettable.
