Historic Oatmill Precinct in Mount Gambier unveils plans for new $10 million boutique hotel

A new $10 million 20-room boutique accommodation offering is set to be build in ‘The Mills’ redevelopment in the heart of Mount Gambier.

Mount Gambier, known for its rich heritage, is set to undergo a transformation with the addition of a sophisticated boutique hotel as part of ‘The Mills’ precinct expansion.

The proposed $10 million hotel, featuring 20 rooms, is set to enhance the town’s accommodation offerings while contributing to the ongoing revitalisation of this historic precinct.

Located within the 4000m2 precinct, ‘The Mills’ encompasses five state heritage-listed buildings, nestled on a steeply sloped site in the heart of Mount Gambier. These structures have deep-rooted ties to the town’s grain industry, dating back to 1870.

“The area holds immense historical significance, and we have been working on this project since 2019,” shared Dino Vrynios from Das Studio. “The staged approach to rejuvenation works included an extensive forecourt redevelopment and upgrades to the existing buildings.”

While the back buildings were originally intended for business offices, the shift towards creating higher-end accommodation has been welcomed.

“Ultimately our main game was the site at the back where all the most spectacular buildings lay. With planning It became evident that the precinct’s true potential lay in becoming an entertainment hub,” shared Dino Vrynios from Das Studio.

“This realisation led us to explore the concept of converting two of the buildings into a boutique hotel with approximately 20 rooms, creating an inviting accommodation space in the heart of this vibrant entertainment precinct. Stores East would host the rooms, while Stores West would provide a communal space and lobby.”

Vrynios emphasised that the new offering would cater to the higher-end, addressing the noticeable gap in upscale accommodation options within the area.

“The main goal is to provide an accommodation offering that caters to the evolving needs of tourists and locals alike,” said Vrynios. “Our vision is to combine historical charm with modern comforts, ensuring a unique and inviting experience.”

As part of the project, ‘The Mills’ precinct envisions the creation of Mills Lane, connecting Mitchell Street with the Hedley Street car park. This addition aims to promote accessibility and community engagement.

“We aim to preserve the rich history of the area while embracing modernity,” Vrynios added. “Our approach is to leave as much of the previous historic fabric exposed as possible, integrating the heritage of the site into the building.”

The boutique hotel marks the next chapter in the ongoing development of ‘The Mills’ precinct. Following a public consultation period with no substantial negative feedback from the community, the construction scheduled is to commence in Q4 of 2024.
