In the first 100 days since the launch of the Housing Roadmap, over 1000 new allotments have been approved for construction with guaranteed water and sewer services, thanks to several key initiatives.

Since June 25th, SA Water has confirmed the availability of water and sewer services to 1,333 new allotments in the Greater Adelaide region through 32 Development Agreement Formal Instruments (DAFIs). Nine of these DAFIs have been approved for northern Adelaide, allowing work to commence on 551 allotments in new greenfield developments.

This surge in build-ready allotments is a direct result of the government’s implementation of critical initiatives, including:

  • Installation of the first pipes as part of a record $1.5 billion investment to expand the water and sewer network.
  • Signing construction partners for SA Water to deliver a $3.3 billion capital works program.
  • Establishing call lines to assist the industry and consumers with water augmentation changes.
  • Adding housing expertise to the SA Water Board to support infrastructure needs.
  • Accelerating the draft Greater Adelaide Regional Plan, which is currently open for consultation.
  • Consulting on amendments to expand housing supply.
  • Implementing the National Construction Code 2022 changes, while ensuring viability for new affordable homes.
  • Increasing density in government projects like Prospect Corner.
  • Streamlining construction on Renewal SA projects with a builders panel.
  • Selecting a developer for an 800-home project in Aldinga.
  • Completing the first four homes in Port Augusta under the Regional Key Worker Housing Scheme.
  • Shortlisting projects to deliver over 400 future housing outcomes through the Regional Housing Initiatives program.
  • Convening a roundtable with subcontractors to gather insights and suggestions for improvement.
  • Developing a new Infrastructure Scheme for better planning of greenfield developments.
  • Establishing an Infrastructure Coordination Group to oversee housing projects in growth areas.
  • Creating a unified set of statewide engineering standards for greenfield developments.

With construction now underway on the water infrastructure investment, a case manager is working closely with the industry to clarify new water charges and the capital works program.

Since the launch of the Housing Roadmap, 82 government-led public housing homes have been completed, and construction has begun on another 177 homes.

The South Australian Government is also working with the Federal Government to secure funding through the Housing Australia Future Fund Facility (HAFFF) to expand social and affordable housing programs.

Recent survey results indicate that SA is leading the nation in confidence within the property sector. The Property Council of Australia and Procore survey found that confidence in South Australia increased by 11 index points to 132, well above the national average of 108.

“With the recent release of the draft Greater Adelaide Regional Plan for consultation and the first instalment of major water infrastructure in Adelaide’s north, we’re putting the pieces in place to build more homes not just in the short-term, but long into the future,” Nick Champion, Minister for Housing and Urban Development, said.

“We are investing in the state’s future by building more safe, secure and well-connected housing options for South Australians.”
