The State Government has unveiled a comprehensive plan for the redevelopment of the Magill campus, which will see the site transformed into a community hub while preserving significant green spaces and heritage sites. The proposal, which includes a detailed draft Magill Campus Structure Plan, is set to cater to Adelaide’s growing need for housing and aged care.
Under the draft plan, over 60 per cent of the main 11-hectare Magill campus site will be dedicated to open space, sports, and community use. This area will include Third Creek’s biodiversity corridor and the heritage-listed Murray House. The plan prioritises protecting these spaces to make sure they continue to serve the community and support local biodiversity.
The first phase of the project focuses on a smaller 3-hectare parcel east of St Bernards Road, with construction expected to begin in 2027. This section aims to deliver 100 new residential outcomes, including at least 20 per cent affordable housing managed by HomeSeeker SA. The development will also cater to aged care and retirement living, reflecting the needs of the local demographic.
Premier Peter Malinauskas shared, “The Magill campus site represents an opportunity to create a special place for residents and visitors to enjoy in Adelaide’s eastern suburbs. This plan delivers an outstanding outcome – desperately needed housing, desperately needed aged care, and desperately needed open space.”
In addition to housing and open space, the campus redevelopment will maintain existing community facilities, like the children’s centre and sports amenities. There will also be ongoing consideration for reusing other existing buildings on the site to maximise resource efficiency and maintain the area’s character.
Minister for Housing and Urban Development Nick Champion said, “Our Government’s draft plan for Magill allows us to deliver on everything the community needs from this site. It allows for community space, ensuring the Magill campus site remains a hub of activity that is beloved by the community. It allows for housing options suitable for young South Australian families. And it allows for aged care and retirement living that will support Magill residents ageing in place.”
The draft structure plan has been opened for an 8-week community engagement period starting in April, providing an opportunity for residents and stakeholders to contribute their views. This consultation process is critical to refining the plans and ensuring that the development reflects the community’s preferences and requirements.
The community engagement will follow the State Government’s caretaker period, ensuring transparency and extensive public involvement in finalising the plans. This approach aligns with the government’s commitment to keeping local opinions at the forefront of the redevelopment strategy.
Matthew Marozzi Labor candidate for Morialta, shared, “As a former student and as the son of a cleaner who worked on campus, this site is personally important to me and is widely valued as a unique community space surrounded by a natural environment.
“Today’s announcement protects the most important environmental and community elements of the site, while also responding to issues I consistently hear from residents, including the need for appropriate housing and aged living options.”
The transformation of the Magill campus will create a multifunctional urban area that respects its historical and environmental context while addressing modern needs. This balanced approach promises to enhance the quality of life for existing and future residents, offering a blueprint for sustainable urban development.
