Adelaide’s northern suburbs are about to welcome a brand-new neighbourhood, with M2 Custom Homes unveiling Salisbury Park Estate, a $31 million residential project designed to make home ownership more achievable for South Australians.
Located on Winzor Street, right on the banks of the Little Para River – twenty-four kilometres north of the CBD – the master-planned community will deliver 45 new homes, 38 of which will be sold under the state’s Affordable Housing scheme.
The land was purchased by M2 back in 2024 for around $2 million above the asking price, after it was “highly sought after” by developers for three decades.
“It was really the perfect site,” says M2 Custom Homes founder and managing director Rob Marciano
“You’ve got the Little Para River, walking trails, the golf course, shopping centres around it – the hard work with this site was already done by having so many local amenities close by. Unlike the larger developments in the north that rely on new schools or shopping centres being built, Salisbury already has established families and infrastructure.”
It’s a big step towards easing the current housing shortage, while also giving first-time buyers, young families and those looking for a fresh start the chance to put down roots in a connected, leafy part of the city.
Marciano says the project has been designed to balance affordability with a sense of quality.
“The brief we gave our designers was to incorporate as many features as possible – some of which we typically use in multimillion-dollar homes across Adelaide – into the limited space we had to work with.”
“We didn’t want these to feel like ‘just another affordable house.’ These are premium-style homes that people are getting in Salisbury, which is fantastic.”
Construction kicked off this week with a sod-turning ceremony, and when complete, the estate will feature a mix of premium and affordable homes. Stage One will see seven homes ready by early 2026, with a further 38 to follow later that year. Prices will start from $675,000.
Each single-storey, three-bedroom home has been designed with space and lifestyle in mind.
“They had to feel like more than just a community-style dwelling with houses packed in together,” Marciano explains.
“We’ve focused on quality over quantity, with open-plan living, enclosed garages, generous backyards and alfresco areas.”
Every property will be turnkey and future-ready, complete with solar panels, ducted air-conditioning, stone benchtops, timber floors and 7-star energy efficiency ratings. To avoid the “cookie-cutter” look of many developments, the facades and finishes will differ from house to house, creating stronger street appeal.
Beyond the homes, Salisbury Park Estate will link residents to the best of both worlds – walking trails and open green space along the river, plus easy access to local amenities like Hollywood Plaza, schools, public transport and dining options.
“We’re already getting up to 10 phone calls every single day,” Marciano says of the demand.
“A lot of the buyers are first-home buyers who thought they couldn’t afford to enter the market, and our brokers are working closely with them to show that they can. It’s great to be able to give people that opportunity.”
More than 500 local jobs are expected to be created during the project’s construction, with completion slated for 2026.
