A new affordable rental development, ‘Coast,’ has officially opened in Henley Beach South. The $48 million development includes 70 homes and is aimed at providing housing solutions for low-income families and individuals in a prime beachside suburb.
The ‘Coast’ development has been built by Unity Housing on Henley Beach Road, directly across from Henley Beach High School, supported by the SA Housing Trust through its Renewing Our Streets and Suburbs program. This initiative involves the Trust transferring properties to Community Housing Providers like Unity Housing for redevelopment.
The newly unveiled $48 million community incorporates 27 two-and-three-bedroom social and affordable rental townhouses and apartments that have been designed according to the Supported Disability standards. 23 two-bedroom social rental apartments are also in the development, which are designated for individuals aged 55 and above, managed by Unity Housing and owned by the Trust. Additionally, the development offers 20 townhouses to the open market to increase housing supply.

Nick Champion, Minister for Housing and Urban Development shared, “These 70 new homes demonstrate our Government’s commitment to ensuring everyone has access to safe, secure and affordable housing close to jobs, schools, and public transport.” He added that the project not only meets critical housing needs but also integrates seamlessly into the local community due to its prime location and thoughtful design.
The development stands out due to its environmental considerations, including 700 solar panels and car chargers for tenants in the affordable rental townhouses. It also features an open community green space and planned enhanced street landscaping to complement the surroundings.
Matthew Woodward, CEO of Unity Housing, said that the ‘Coast’ represents a new standard for affordable, inclusive and sustainable living. “It delivers much-needed housing for low-income households, seniors, and the broader community and is about strengthening the fabric of the community,” said Woodward.
Paul Nardinocchi, Managing Director of Centina, also spoke about the project’s contribution to community welfare. “The townhouses and apartments provide much-needed social and affordable housing to low-income and aging community members and are situated in an exceptional location only minutes to the beach and near amenities,” he remarked.
Local connectivity is a strong aspect of the development with easy access to public transport along Henley Beach Road, closely located shops and services, and proximity to educational institutions like Henley Beach High School.
Aria Bolkus, the Labor candidate for Colton, noted the development’s accessibility and its convenience for families. “With public transport options within a couple hundred metres that will take you to the city in one direction, or to Henley Square or West Beach in the other, this is the perfect spot,” said Bolkus.
Tenants have already begun moving into the rental properties.
