Introducing the new plans for the future of the The Buckingham Arms, blending of modern elegance and urban convenience. After the plans for a 10-storey apartment block behind the Buckingham Arms Hotel in Gilberton was rejected, the developer made “significant changes” to win over planning authorities and locals alike.
The latest development plan from Citify Group, in the heart of one of Australia’s most vibrant locales, promises to redefine luxury living with captivating by its contemporary design and thoughtful layout.

Managing Director at Citify, Joel Wilkinson says the project will “honour the original Buckingham Arms”.
“The local heritage building, will be revitalised as a hospitality venue. Additionally, four ground-level tenancies will be introduced, activating both Northcote and Walkerville Terrace,” he added.
Currently, the Buckingham Arms Hotel, a recognised Local Heritage Place, stands alongside several later additions, a shed, and a bitumen carpark. The proposed development seeks to rejuvenate the site while respecting its heritage, while non-heritage additions, like the shed, and the carpark are slated for demolition.
Developers Citify lodged the new plans in September after its earlier 10-storey proposal – featuring 179 residential apartments and 14 tourist apartments – was knocked back by the State Commission Assessment Panel (SCAP) and over 300 people PlanSA submissions, most of which opposed to the plans.
Joel thanked those not willing to give up on the project.
“Thanks to everyone involved for refining, redesigning and re-approaching this proposal,” he said.
The changes included detaching the new structure from the hotel, so it sits behind, and scaling down the build.
The development will feature 130 residential apartments and 57 tourist apartments, including short-term accommodation, affordable housing, and Specialist Disability Accommodation (SDA). Each apartment features spacious interiors flooded with natural light and high-end finishes that exude sophistication.

Future residents will enjoy access to a stunning rooftop terrace, perfect for entertaining friends or unwinding after a long day with breathtaking views of the skyline. Enjoy a refreshing swim in the lap pool or unwind in the sauna and steam room after a workout in the well-equipped gym. The development also features a private function and dining area for hosting events, complemented by 1,500 sqm of additional landscaping and public areas that create inviting outdoor spaces.

The Buckingham Hotel has had a long history. In the 1920s, the area around the hotel began to buzz with new developments, including a motor trade business. The hotel itself has seen many owners and has been reshaped multiple times. After V.H. Simpson’s passing in 1926, the hotel saw upgrades in the 1930s. By the 1950s, it was nestled in a lively neighbourhood with homes and shops.
Just a few years later, in 1955, Pierce Matthews took over and began a series of expansions, introducing fresh and exciting features to the hotel. The 1960s and 70s saw the neighbourhood transform further, with new housing styles popping up and the hotel itself getting a facelift.
