Wandering around the city, have you ever gazed up above the shop signs, at the beautiful, intricate facades and thought about how unique it would be to live there?
A new scheme from the City of Adelaide has introduced a grant to transform some of these beautiful spaces into liveable residential dwellings.
The ARCHI Incentives Scheme is supporting residential adaptive reuse projects, and partial funding for feasibility studies, professional advice, and construction works related to the conversion of these buildings.
The program supports a mix of building types, not just shop-tops. Eligible projects include buildings up to four storeys, larger commercial buildings, heritage-listed sites, and major developments with 20 or more dwellings.

Funding is provided in two parts. The first supports feasibility assessments and professional advice. Eligible applicants can receive up to 50% reimbursement of consultant fees, capped at $10,000 for shop-tops and $25,000 for taller commercial buildings. Major projects are considered individually by the council.
Professional advice may cover building condition analysis, planning, fire safety, structural and accessibility assessments, energy performance, acoustics, cost estimates, and architectural design development. Funding is reimbursed after completion of these works and approval of Development Approval documentation.
The second part of funding supports construction works for residential adaptive reuse. Funding is available for projects delivering one to three dwellings, with up to 50% of costs reimbursed, capped at $25,000. Projects with four or more dwellings can receive up to $50,000. Funding for major projects is reviewed case-by-case.
Eligible construction works include fire safety, access and structural upgrades, building repairs, minor additions, private open space creation, retrofitting, building services upgrades, window improvements, internal partitions, wet area upgrades, and interior finishing. Reimbursement follows satisfactory inspection and receipt of a Certificate of Occupancy.
