Boutique South Australian developer Otello Projects has announced plans to construct a seven-storey mixed-use residential and commercial building.

The building is set to join a list of other upcoming residential developments, ready to transform Unley Road. This seven-storey development, in particular, is set to soar over the current commercial buildings along the road.

With the highly anticipated Unley Central project due to revitalise Unley Road with modern infrastructure and amenities, the new precinct will have six cinemas, cafes, wellness centres, medical services, and supermarkets as well as 130 new apartments. It will be South Australia’s first integrated mixed-use development on a single site.

The new 46 Unley Road takes inspiration from Manhattan and Parisian styles share project architects, Enzo Caroscio Architecture. The building will feature 15 apartments with ground floor commercial use and residential lobby. Additionally, the building is set to achieve a seven-star energy rating.

The plans indicate that out of the 15 apartments, 6 will be two-bedroom units on levels 1 and 2, and 8 will be three-bedroom apartments, all complete with private balconies. These two-bedroom dwellings range between 120 and 150sqm with the three bedrooms being 208sqm.

At the top on level 6, there will be a four-bedroom 243sqm penthouse with a 171sqm balcony.

The design includes an extensive list of amenities and features, 18 secure undercover car parks and 7 open air car parks, roof, balcony, and ground level landscaping provision, bike storage areas for 11 bicycles, one pedestrian lobby and lift, storage units within the enclosed car park, communal collection waste room at ground level, internal plant room, roof and balcony mounted plant, and roof-mounted solar panels.

Otello Projects reveals in the plans that one significant tree will have to be removed, but replacement trees will be planted in its place. Furthermore, the building exceeds Unley Road’s maximum building height of five levels and 18.5m. The plans state that the proposal does not create direct or unreasonable views into adjoining residential properties and that the footprint of the building decreases as the building height increases, therefore reducing the mass.

With its modern design, sustainable features, and community-focused amenities, this development is set to become a landmark on Unley Road, shaping the future of urban living in the area.
