The $300 million Eighty Eight O’Connell development in North Adelaide is almost here, taking shape on the former Le Cornu site. As Adelaide’s largest privately developed project, it is set to become a major destination in South Australia, with a lineup of dining, fashion, health, and lifestyle tenants. The development will include 165 luxurious apartments across three buildings, all connected by a sky park. Below, three levels of retail, commercial spaces, and community amenities will bring the precinct to life. Commercial & General Group has unveiled some of the businesses that will call this incredible new precinct home, with Woods Bagot as the architects behind the design and master planning.


Kicking off the dining options at Eighty Eight O’Connell, Gelato Messina, the popular gelato brand already a hit in Kent Town, will open its flagship South Australian store. Alongside it, Shadow Baking, a sister brand founded by the same chefs, will be serving up pastries in its first location outside of Sydney.
Perhaps the most exciting addition is the new rooftop bar and restaurant, Yakisan, led by renowned local chef Adam Liston. Known for his work at SORA and Shobosho, Liston will bring his signature fire-based cooking and bold, smoky flavours to the new venue. With panoramic views of North Adelaide, the dining experience is set to rival international icons like Nobu.
“Our vision is to create an intimate yet energetic space where the fire of our kitchen meets the freshness of the ocean, offering something truly unique to this vibrant new hub,” Executive Chef of Yakisan Adam Liston says. “This is not about abundance; it’s about precision, purity, and respect for the ingredients.”

The development will also see the expansion of Mercato, one of South Australia’s most iconic Italian food retailers. This second location will bring a premium deli, wine bar, fine food market, and cafe to the corner of Tynte Street.

When it comes to shopping and fashion, a popular North Adelaide boutique will be relocating from its current premises to the new precinct. While the exact brand remains under wraps, Commercial & General Group has shared it is known for its selection of high-end labels, including Silk Laundry, Jac + Mooki, and Acler.


Beyond dining and shopping, Eighty Eight O’Connell will offer health and wellness services. Leading fitness brand CHANGE will open its first South Australian location at the development, featuring state-of-the-art Technogym equipment and both personal and group training sessions.
A reformer pilates studio will also be available, and for post-workout recovery, wellness facilities will include ice plunge pools, saunas, a steam room, and even a magnesium pool. The precinct will also host Blue Lagoon Float and Spa, providing services such as massage, float therapy, and luxurious spa treatments.

The development is also set to provide essential healthcare services to the community with Radiology SA, InHealth, and Icon Cancer Care opening new locations within the precinct. National Pharmacies will launch a flagship store featuring optical and beauty services, while MediPedi will expand its Adelaide presence, providing podiatry and fat loss treatments.
As the $300 million Eighty Eight O’Connell development nears completion, North Adelaide is preparing to unveil an outstanding new precinct.
