For Financia directors Leon Spadavecchia and Ben Finis, the opening of their brand-new CBD office has been more than just a relocation. At its core, the move was about bringing business back to the city—but speaking with Leon, it was evident it meant more than just finance.
A real sense of pride underscored the opening, which became clear as Leon spoke about his beginnings in the industry 30 years ago. “I started in the bank, and in the bank you couldn’t help everyone,” Leon said.
“You had to turn people away, and it felt like: ‘No, there has to be a better way to do this.'”
So, when the move to Hindmarsh Square was made in late March, he and Ben spared no effort in making the space beautiful, professional, and inviting for the Financia team, their clientele, and their network.
“We’re so passionate about what we do, and we want our office to speak to that,” Leon said. “We’re relentless for the best outcomes for our clients. Maybe they’ve been declined at a bank or another broker hasn’t been able to help them—we want to be the ones to make that happen.”
The firm relocated from its previous office in Kent Town after completely gutting what would become the new office. With a blank canvas and a world of possibilities, the work began.
The project was made possible by an amazing team including Ben Clements of Clements Architecture, Project Manager Spero Koulianos, and local custom furniture makers Dino and Suzy Leombruno from Reality Furniture.
Leon and Ben wanted to create an environment that was both condusive to their professional services, but equally as inviting and comfortable for everyone who enters. This balance took thoughtful consideration, but together they have achieved exemplary results.
Step inside and you’ll find a state-of-the-art space brought to life with soundproof booths for quiet conversations, bright rooms, and furniture that’s been custom-made to suit.
“We did what we did for our team to be able to work in an amazing environment and to present really professionally to our clientele,” Leon said.
Financia even welcomes bank lenders, who often choose to work from the office simply because they enjoy being there.
Leon says he’s even been on the look-out for sleeping pods—if he can convince Ben. “It’s scientifically proven,” he says. “If you have a power nap for 10 minutes, 15 at most, you’re so much more energetic, productive, and happy.”
Now settled into a prime new location, and with the launch of sister firm Negotiata, Financia is ready to welcome clients into a space that’s every bit as sharp as its service.
Financia saw a gap when launching Negotiata—one that became especially clear as the property market grew tougher and prices kept climbing. In those moments, when buyers needed an edge, the ability to offer access to off-market homes felt like a real advantage.
In cities like Brisbane, Melbourne, and Sydney, turning to a buyer’s agent is second nature. But in Adelaide, the concept hasn’t had the same traction. That’s something they were ready to change.
“We’ll actually go find the properties for clients, negotiate and win,” Leon said.
“In the competitive market at the moment, where so many people just can’t find or secure a property, we’d like to think that makes a massive difference, having both the finance side (Financia) and the buying side (Negotiata).”
When the business launched Negotiata alongside Financia, the goal was clear, to let Adelaide know, “If you’re looking for property, we’ll help you find it, we’ll negotiate it, and we’ll help you finance it.”
Being able to do that for his clientele is what it’s all about.
“It’s the best feeling ever,” Leon said. “It’s so heartwarming seeing the smile on their face. Them sending us photos of their home with thanks. Being able to have your own home where you rest your head on the pillow every night is just a fundamental of life. Being part of that for people—we love it, we absolutely do,” he said.


It wouldn’t have been a launch without a party. While toasts were made and smiles spread all around, the sentiment of the night was one of true appreciation for clients, partners, and the community who have supported the firm’s journey.
The duo remain focused on the customer side and are outwardly proud of their team’s success.’
“We care about our people and we care about our clients, and we’re very lucky we’ve won some awards along the way, which hopefully show that we’re focused on doing the right thing,” Leon continued.
“What makes me so proud as an owner isn’t us winning business awards—it’s our admin staff winning best broker support in Australia.”
One team member, who’s been part of the business for 15 years through both its former and current chapters, claimed an award that placed her ahead of every independent and franchise broker.
“You don’t get awards for writing the most loans—you get them for great customer feedback.”
