Plans unveiled for Fleurieu Peninsula’s sprawling new $350 million housing estate

Plans for a new multi-million dollar development on the outskirts of Victor Harbor have been submitted, with almost 300 homes expected.

Plans for a sprawling housing estate on its outskirts of Victor Harbor have been unveiled. The proposed masterplanned neighbourhood, recently showcased to the public, promises to bring nearly 300 new single storey homes to the picturesque Hindmarsh Valley site.

This 65-hectare parcel of land, strategically located at the intersection of Victor Harbor and Welch roads near the McCracken Country Club, is slated for an impressive $350 million development.

The brainchild is developer Kingsley Andrew, who acquired the site for $23.1 million in July last year. The project envisions a land lease community spanning approximately 12.6 hectares.

The proposed neighbourhood, designed by DC8 Studio, draws inspiration from the scenic Victor Harbor locale, where the coastal beauty converges with the rolling hills of the Fleurieu Peninsula. It also pays homage to the area’s heritage buildings and coastal charm.

The plans encompass 272 homes of varying sizes, ranging from one to three bedrooms, each featuring garages for one or two cars, with some including studies or multipurpose rooms and one or two bathrooms. Residents will have access to small private outdoor spaces, ranging from 20 to 60 square meters.

The development includes internal streets, a new boundary road, lush landscaping, trees, and greenery. To provide privacy and separation from Victor Harbor Road, 2-meter-high fences will enclose the new neighbourhood.

One of the standout features of this housing estate is the proposed 1600-square-meter community club, strategically positioned on the highest point of the site, offering breathtaking views of the hills and valleys of Victor Harbor.

The club is set to include a gym, pool, wellness centre, community lounge, arts and crafts section, library, bowling green, sports pavilion, pickleball court, and ample parking.

With public submissions open until January 22, this ambitious project is expected to kick off in late 2024 for land leasing, followed by residential occupancy in mid-2024.
