A major boost to housing affordability is on the way for Adelaide’s south, with the State Government expanding its Rent To Buy Affordable Housing Initiative to include 32 new homes in Seaford.

Designed to support renters who are ready to take the next step towards homeownership, the program offers a structured and secure pathway to buy, with a reduced rental period before residents can purchase their home.

Delivered through the SA Housing Trust, the Seaford development features 16 two bedroom units and 16 three bedroom units. Construction is already underway and the homes are expected to be available by mid 2026. Located close to the Seaford train station and supported by 43 car parks, the new community hub offers strong transport access, good amenities and an appealing layout for future residents.

The Rent to Buy model requires applicants to be pre qualified by the SA Housing Trust to ensure they can sustainably transition into homeownership. Under the scheme, tenants pay 75 per cent of the market rent for two years. In that time, the subsidised payments help them save for a deposit, and at the end of that period they have the option to purchase the property. That structure protects residents from rising house prices and gives them a predictable, achievable route to owning a home.

Minister for Housing and Urban Development Nick Champion said the expansion shows the program is working for South Australians who have been locked out of the market. He said the Rent to Buy scheme is already getting hardworking South Australians off the rental roundabout and into home ownership. He also highlighted the benefit of extending more opportunities to southern suburbs families who are ready to step into their first home with confidence and stability.

Minister for Housing and Urban Development Nick Champion said the continued expansion of the scheme is opening doors for more South Australians who have struggled to break into the market.

“Our Rent-To-Buy scheme is already getting hardworking South Australians off the rental roundabout and into home ownership,” he said, and added that “The latest release of homes will give people an opportunity to get into this program in Adelaide southern suburbs.”

Champion also highlighted the significance of this new release, noting that these are the first three bedroom Rent To Buy homes and present an exciting opportunity for renting families to own their first family home. He said Rent To Buy is another policy measure by the government that is increasing housing supply to the market.

Member for Kaurna Chris Picton also welcomed the expansion, praising the impact for southern suburbs families.

“I’m so pleased that more people will be able to call our beautiful community home through this fantastic rent-to-buy scheme,” shared Picton.

He added that “It’s helping more people out of the uncertain rental merry-go-round and into home ownership in our amazing southern suburbs.”

Picton also pointed to the importance of the location, saying, “These 32 homes are close to the Seaford train station and it’s great that the development includes plenty of car parks.”

The expansion into Seaford follows successful programs in Salisbury East and Elizabeth East, where many tenants have already made the jump from renting to ownership. Those outcomes have helped shape the rollout of the new southern development and underline the program’s growing impact across the state.

For many South Australians, this development offers a realistic, supported path out of renting and into the long-term security that comes with owning a home.

Applications are now closed.
