The $268M Port Adelaide’s Dock One North waterfront development with floating hotel breaks ground

Construction has begun on Dock One North in Port Adelaide, a vibrant new stage featuring solar-ready homes, green spaces, and a future floating boutique hotel.

Construction has officially kicked off on Dock One North, marking the next chapter in Port Adelaide’s bold revitalisation journey—this time with a sharper focus on the future.

The northern extension of the award-winning Dock One precinct, this next stage is bigger in scale and also ambition. With approximately 50% more homes, expanded public green spaces and seamless waterfront access, Dock One North is shaping up to be a modern community hub that leans into lifestyle.

“Dock One North looks firmly to the future,” says Damon Nagel, Director of KITE Projects.

“It reimagines the Port’s historic character through contemporary design, community-focused planning, and a renewed connection to the waterfront.”

While earlier stages of Dock One were steeped in heritage references, this phase embraces clean lines, architectural ambition and generous liveability.

Designed by renowned architect Enzo Caroscio, the homes feature larger balconies, solar readiness, natural ventilation, and a cohesive visual identity that strikes a balance between place and progression.

Resident feedback played a major role in shaping the evolution of this next stage.

“From designing larger homes and apartments with more generous balconies, to enhancing the way homes connect with shared spaces, every detail has been shaped by lived experience,” says Damon.

“There’s also been a strong focus on increasing greenery and preserving that sense of openness, walkability and connection to the water.”

That connectivity is central to the design. A new pedestrian bridge now links the heritage-inspired Stages 1 and 2 to Dock One North, creating a seamless flow through the precinct.

On either side of the bridge, landscaped public plazas and open spaces are being developed, offering residents and visitors new places to gather, unwind, and soak up the Port’s unique vibe.

And the vision doesn’t stop at homes.

A key part of the Dock One story is the upcoming transformation of the 1970s Marine and Harbours Building into a retro boutique hotel. Set to open in 2027, the accommodation will feature 100 guest rooms, a rooftop function space, a restaurant, conference facilities, and 10 floating river suites moored along the Port River.

“It’s an exciting project that will really shift how people experience the Port,” says Damon.

“This precinct has a rich cultural history of migration and trade, and we’re seeing a resurgence of investment and creativity in the area, from Pirate Life and Kangaroo Island Spirits to new government and defence sector tenants.”

Over 80% of Dock One North buyers are local owner-occupiers, with a healthy mix of upsizers, downsizers and lifestyle seekers choosing to plant roots here.

“This strong owner-occupier presence reflects a genuine connection to place and a shared desire to be part of Port Adelaide’s transformation,” he adds.

With Metricon now on board as the builder and civil works underway by McMahon’s, the first slabs are expected to be poured by the end of the month.

Looking ahead, Stage 4 will also bring a landmark apartment building into the mix, offering exciting living, sweeping views and a defining architectural statement that further anchors Dock One North as one of South Australia’s most forward-focused communities.
