Global giant Wyndham Hotels & Resorts plans 9-metre-wide hotel for Adelaide CBD

A slim-sided new hotel development is on the cards for Adelaide’s CBD, with plans recently submitted for a 15-storey build backed by a major international group.

Ninety-four rooms are set to occupy a slender new-build tower in Adelaide’s CBD after global hotel giant Wyndham Hotels & Resorts released plans in late March for a new Ramada Encore hotel.

Towering 15 floors, the hotel will descend on a corner lot of Morphett Street and South Terrace, replacing a single-storey office building at 81-85 South Terrace.

The site is bordered by the southern Park Lands and sits next to an eight-storey apartment complex.

It is estimated that the hotel will have a facade of just nine metres on both South Terrace and Reeves Street, with 30-metre frontage on Morphett Street.

Planning and development consultancy Future Urban has submitted the development application to the City of Adelaide on behalf of Wyndham. The current proposed tower height of 48.4 metres exceeds the site’s 36-metre limit, requiring approval for the additional 12 metres.

The ground floor will feature a cafe and hotel lobby, with a gym on level one and guest accommodation from level two upwards.

The hotel will be operated under Wyndham’s Ramada Encore brand, targeting business and leisure travellers with modern and tech-friendly features. Once open, it will be Wyndham’s second Adelaide property, joining the 11-floor TRYP by Wyndham on Pulteney Street.

The proposal comes after plans for a $70m Ramada by Wyndham Playford hotel project in Elizabeth fell through. The council is reportedly now exploring alternative uses for the Elizabeth site.

Wyndham Hotels & Resorts operates upwards of 3,500 hotels globally, with 907,000 rooms, including more than 40,000 across the Asia Pacific region.

Its South Terrace position places the new hotel within close reach of CBD and inner-south offices, ideal for the business-focused market Wyndham has identified.

As 5pm rolls in, guests are just a short walk away from dining on Rundle Street and its surrounds, the Art Gallery of South Australia, Convention Centre, and Adelaide Oval.

In a multi-year stretch of tourism growth, events like Gather Round, Adelaide Fringe, Illuminate Adelaide, and LIV Golf have been key drivers, and they’re all held a stone’s throw from the hotel’s proposed site.

The demand is certainly there too, with this rise in tourism seeing hotel occupancy rates in Adelaide hitting record highs over the past year.

Wyndham Hotels & Resorts has stated the Adelaide site fits within its broader strategy of expanding into high-demand locations.

The development cost is expected to come in under $10 million and pending approval, construction is expected to begin in the near future.

Ramada Encore by Wyndham Adelaide, South Terrace is scheduled to open in early 2028.
