After a devastating fire destroyed Stirling Village in late 2023, plans are finally underway for a long-awaited revival, and the early signs are pointing to something pretty special for the Adelaide Hills.
Leyton Funds has officially lodged a planning application with Adelaide Hills Council to bring the Stirling Village shopping centre back to life. While the designs haven’t been made public through the Council yet, a sneak peek has been released following a community drop-in information session hosted by local MP Josh Teague.

In a statement, the investment firm behind the project, Leyton Funds, said that the goal of the rebuild is to capture the spirit of what made the original centre special, while improving on convenience, parking and choice.
“Late last month, we lodged a planning application with the Adelaide Hills Council for the redevelopment of Stirling Village, our shopping centre, which was destroyed by fire at the end of 2023.
“We’re aiming to recreate what made Stirling Village special – but improved in a way that now offers more convenience, substantially more parking and more choice than before while still retaining its intrinsic village feel.”
The renders show a contemporary design that complements Stirling’s historic charm, with the new build carefully engaging the High Street frontage on Mt Barker Road. The plan also takes advantage of the site’s natural slope to add a full-line supermarket that’s around 50 per cent larger than before, 3,850sqm compared to the original 2,600sqm footprint.

“Our design is sympathetic to the unique Stirling environment, creating a street front that invites shoppers and engages the Stirling High Street, Mount Barker Road,” read the statement.
Local shoppers will also be glad to hear that the number of specialty shops will double, creating more room for independent retailers, essential spots and community favourites.
“We’re going to double the number of specialty shops to 14 and, importantly, we’re also significantly increasing the number of car parking spaces (315 up from 178), including 180 in an all-new underground car park with direct shopping centre access.”

After what’s been a tough 18 months for the Hills community, the project is a huge milestone in the rebuild and recovery of one of Stirling’s key shopping centres. With a focus on function, accessibility, and local character, the new Stirling Village is bringing a much-needed blend of modern convenience and classic Hills style.
“The result will be an exceptional shopping experience in the heart of the Adelaide Hills that the Stirling community can be proud of and, most importantly, provide easy, convenient daily needs.

Leyton Funds is hoping to begin construction in Spring 2025, pending council approvals, with the centre’s doors expected to reopen by Autumn 2027.
