How To Win Your Dream Home At An Auction

Top tips from the experts on how to increase your chances of winning the bid at a house auction.

When you’ve found the home of your dreams, it’s an exciting time. The heavens open up and it feels like you’ll never have to sing U2’s I Still Haven’t Found What I’m Looking For ever again (because you’ve finally found what you’re looking for). You’re already thinking what furniture goes where, whether you should get that BBQ you’ve had your eye on for the back deck and what booze you should get for your house warming party… but there’s still that little hurdle you need to get over – auction day!

Bidding at auction is nerve-racking for even the most experienced bidder, but it’s an incredibly common way to sell property when there is strong demand anticipated, and we know you have your eye on the best of the best.

Our friends down at Turner Real Estate have made it as easy as pie with their top tips to make sure you are the one signing that coveted contract on auction day.

Do your research

What have similar properties sold for in the area? Compare the land size, build size, quality of the home and the quality of the finishings between each home. This will give you a solid guide on what the property may be worth, and how much you should look at bidding.

Chat to your lender

Understand what your price limit is when buying, then stick to it. It can be super easy to get carried away with bidding and bid out of your price range. If you feel you’ll be too nervous to bid (or too overexcited), you can always ask someone to bid on your behalf (there is paperwork that can help you with this).

Take your ID

On the day of auction the agent will need to site it to register you, so don’t make the mistake of forgetting it and missing out on your dream home.

Bid confidently

Even if you’re the only bidder, it never hurts to be confident. If the reserve isn’t met, if you’re the highest bidder then the agent can allow you the first right to negotiate with the buyer. We all know the old saying: first in, first served.

Call your insurer

Don’t forget to call your insurer and check that you can arrange a cover note after you’ve signed the contract (even on a weekend).

Contact a conveyancer

After all the paperwork is underway, call a conveyancer to ensure you meet the agreed settlement date. If you don’t, you could miss out on your dream home due to this crucial last step.

Finding your dream home to bid on is tough. You don’t want to just bid on any old place if it’s not the right home for you, and Turner Real Estate are here to give you a helping hand. They can help you find the perfect place for you and your family to grow up in.

These are just some of the beautiful homes they currently have up for auction:
