Prime beachside location undergoes new development

The innovative Colley Terrace Apartments, located in the popular beachside suburb of Glenelg, have recently received planning approval from the State Planning Commission of South Australia.

Plans for a multi-residential tower in the heart of Glenelg are a step closer to fruition, receiving planning approval from the State Planning Commission of South Australia.

Designed by the team at SMFA, the 12-storey tower boasts views of the ocean, the esplanade, and the picturesque Adelaide Hills. Not to mention, it’s just a stone’s throw away from the Glenelg Jetty, Moseley Square, and the vibrant Jetty Road shopping precinct.

Throughout the design process, one of the main challenges faced by SMFA was how to maximise the spectacular ocean views whilst also mitigating the heat from the relentless western sun.

Their solution was to incorporate deep, continuous balconies to shade the façade, complemented by high-performance glazing as part of an all-encompassing Environmental Sustainable Design (ESD) strategy. This not only ensures comfortable living spaces but also reduces energy consumption, resulting in an eco-friendly building.

Another critical aspect of the design was to avoid creating an overwhelming built form, with architects using the positioning and sizing of balconies to break up the façade, maintaining harmony with the surrounding Glenelg context. Large faceted panels were carefully curated to create varying shadows throughout the day, giving the building an ever-changing visual appeal.

It’s evident that SMFA were inspired by Glenelg’s rich history and natural beauty, and to complement the iconic location, they chose a material palette that reflects the area’s elegance and timelessness. Concrete, brick, stone, timber, and glass materials dominate the building’s appearance, mirroring the natural colours and textures of the surrounding environment.

During the development process, one of the top priorities for the architects was the well-being of the residents, and they worked diligently to create high-quality living environments within each apartment. Optimal entry of natural light and ventilation was carefully considered, ensuring that every resident can enjoy breathtaking views of the ocean, Adelaide hills, marina, or the city, and the seamless indoor-outdoor connectivity also allows for residents to fully embrace the coastal lifestyle.

Moreover, the prime location of Colley Terrace Apartments offers an array of amenities right at the residents’ doorstep—from strolling along the beach to enjoying the nearby parklands—the building is perfectly integrated into the vibrant fabric of Glenelg’s community.
