Behind the marketing of some of South Australia’s most remarkable homes is an Adelaide business building a national name in luxury property media.
DUOCO produces more than 2,000 campaigns each year across luxury real estate, architecture and property development, working with leading agents, architects, builders and developers to determine how significant properties are presented to market.
Led by Founder Dimitri Kastrappis and Director Luke Roberts, the business brings photography, cinematography, creative direction, branding, design, copywriting and campaign content together in-house.
The result is a complete approach that considers every element of a property campaign as part of the same visual story.
For DUOCO, the process begins well before a camera is taken out. The team first considers the architecture, materials, light, proportions and surrounding lifestyle to understand what gives a property its identity.

Dimitri’s Master of Architecture is one of the company’s strongest points of difference. His training allows him to read a building from a design perspective, recognise the decisions that have shaped it and translate those details into imagery that feels both refined and authentic.
“My architectural background influences the way I approach every property,” Dimitri said. “It allows me to understand the intention behind a space and represent it in a way that respects the original design.”
That architectural understanding is complemented by Luke’s cinematic perspective and approach to visual storytelling.
Luke initially worked with DUOCO as a subcontractor after building experience as a videographer across several industries. His approach to movement, composition and film quickly became an important part of the company’s identity.
The collaboration developed into a partnership, with Luke becoming Director and helping shape DUOCO’s distinctive visual style.
“We have always believed that property media should do more than document a home,” Luke said. “It should create a feeling and help people understand what makes that property different.”
That philosophy has taken the team inside some of South Australia’s most distinctive residences and developments, including The White Lotus in Lockleys, 200 East Terrace and Wavertree in Kent Town.

The team regularly works on multimillion-dollar homes, but the value of a property does not automatically determine the strength of its campaign.
For Dimitri and Luke, the most memorable projects are those where an agent, architect, builder, developer or homeowner gives the team the freedom to look beyond a standard property brief and consider how the address should be positioned.
“There are beautiful properties everywhere, but the opportunity comes from understanding what makes each one different,” Luke said. “That might be its architecture, its atmosphere or the way someone will experience living there. Our job is to find that point of difference and build the campaign around it.”
DUOCO’s story began during the uncertainty of COVID, when Adelaide’s gyms closed and Dimitri’s career in the fitness industry was placed on hold.
With several real estate agents already among his personal training clients, Dimitri saw an opportunity to return to photography. He invested in professional equipment and began photographing properties through connections within Adelaide’s real estate industry.
Those first property shoots became the foundation of the business DUOCO is today.
As its clients’ needs evolved, so did the company.
Photography and cinematography remain central to DUOCO, but its expanded in-house capabilities allow the team to maintain one clear creative direction across every stage of a campaign.
This complete approach has moved DUOCO beyond the traditional role of a property photography business.

Across its public platforms, it is now positioned as “Luxury Property Media and Creative Direction,” reflecting its broader role in determining how exceptional properties are visually positioned, experienced and remembered.
For clients, this means fewer moving parts and one consistent direction across photography, film, branding and content. For Dimitri and Luke, it provides greater control over how a property is introduced to the market.
With an established South Australian portfolio and a growing national footprint, Dimitri and Luke are now focused on expanding DUOCO’s presence across Australia while continuing to raise the standard of property marketing at home.
Its defining line, “Framing South Australia’s finest addresses,” speaks to both the calibre of its work and the market in which its story began.

For DUOCO, the next chapter is about taking that distinctly South Australian perspective to a much larger stage.
