The vision is ‘100,000 homes’. But it will start with 400.
Playford Alive is one of South Australia’s longest going urban renewal and master-planned community projects co-designed by SA Housing Trust, Renewal SA, and The City of Playford. It currently spans over the suburbs of Davoren Park, Smithfield Plains, Andrews Farm and Munno Para with a focus on affordable living.
The federal government has assigned Playford Alive with a grand task: building the first ever first-home-buyer exclusive neighbourhood. 400 plots are being developed within the expanding Wattle Precinct in Munno Para, in Adelaide’s northern suburbs all for the future neighbours’ perusal.
Sitting east of Coventry Road, the chosen location is ideal for local access to the Munno Para train station, shops, schools and the Town Centre. Not only is it practical, but first home buyers will get to live among expansive green reserves and a scenic walking trail adjacent to the train line.
Potential plots range in size from 165 square metres to approximately 450 square metres.
Renewal SA’s Executive Director of Residential Project Delivery and Assets, Peter Gatsios states, “There are opportunities for small courtyard or townhouse-style homes, larger family homes with additional bedrooms and backyard space, and options in between.”
He explains this diversity of choice is to ensure that every buyer’s needs are accounted for when buying their first home, and grants the freedom for them to expand or minimise however they wish.
Land releases will not be available for purchase immediately – instead, they will be staged over the next 12 to 18 months until all plots are allocated to buyers.
30% of allotments for first home buyers will be capped at a maximum sale price of $259,000 for eligible buyers. According to Real Estate, the cost of buying a house in metropolitan Adelaide on average is $1,025,000, with property values continuing to grow at a steady annual rate of roughly 13% for all property buyers. Taking advantage of the new neighbourhood’s sales would save first-home-owners roughly $766,000.
Playford Alive will only consider buyers that are at least 18 years of age, an Australian citizen or permanent resident and intend to be an owner-occupier.
Additionally, eligible first homebuyers in South Australia can also access $15,000 grants, stamp duty exemptions and low-deposit home schemes to help make home ownership more affordable.
“Not all first homebuyers are necessarily just starting out. Playford Alive was designed to help people achieve their dream of home ownership, no matter their age,” Peter said.
