TOOP+TOOP is making a bigger play for the Adelaide Hills, acquiring Belle Property Adelaide Hills and taking over its Stirling office.
The South Australian agency has acquired the business and its 50 Mount Barker Road premises, bringing long-time Hills real estate identity Phil Crowder and his team into the TOOP+TOOP fold.
Crowder brings more than 20 years in Adelaide Hills real estate to the business, and has a strong reputation around local knowledge, negotiation and the kind of long-standing client relationships that tend to matter a lot in a market where everyone seems to know everyone.

Crowder’s team, which consists of Elsie Burvill, Angelica Curtis, Karen Van Der Heyden and property manager Jolyon Oakey, are set to work alongside TOOP+TOOP’s established advisors Anita Hardingham, James Lindsay, Bronwyn Lindsay and Sarah Phillips.
Manuel added that the acquisition formalises a relationship with the region that has been developing for years.
“The Adelaide Hills has always been an important part of TOOP+TOOP,” he said.
“Our team has represented some remarkable homes and worked with generations of local families across the region, so establishing a permanent home in Stirling feels like the right next step.”
For Crowder, the move is less about abandoning an established local operation and more about plugging it into a considerably bigger machine.
“Joining TOOP+TOOP is an exciting new chapter for our team and one that feels like a strong fit,” he says.
“Our clients will continue to work with the same local people they know and trust, now supported by TOOP+TOOP’s technology, buyer network and marketing expertise.”
That includes TOOP VAULT, the agency’s database of more than 42,000 registered buyers.
The acquisition also expands TOOP+TOOP’s property management presence in the Hills, with Oakey joining forces with TOOP+TOOP property manager Bianca Basso.
So, rather than being just another sales office, the new Stirling base will offer sales and property management under the one roof, servicing the surrounding towns and their particular mix of lifestyle properties, character homes, acreage and family residences.
With Crowder and his team joining forces with TOOP+TOOP’s existing Hills operation, the Stirling office is set to become the agency’s new base for a much bigger push into the region.
