Adelaide’s southern suburbs are set for a significant boost in housing, with plans moving ahead for around 1,000 new homes at Onkaparinga Heights as the State Government announces its development partner for the landmark project.
South Australian developer Lanser has been selected by Renewal SA to masterplan and deliver the 67.6-hectare site, located around 35 kilometres south of the CBD at the southern end of the Southern Expressway.
The development is expected to roll out over the next decade, bringing a mix of housing options including larger family allotments, courtyard homes, villas and townhouses to meet growing demand across Adelaide’s south.
At least 20 per cent of the homes will be designated as affordable housing and sold through HomeSeekerSA, helping more South Australians enter the property market.

The project is expected to generate approximately $750 million in completed market value and is being positioned as a new benchmark for suburban living in the region.
Housing Minister Nick Champion shared, “This partnership represents another major step in delivering the homes South Australians need and unlocking the full potential of Adelaide’s south.
“With major transport investments including the completion of the North South Corridor, and critical water and wastewater infrastructure already being delivered, Adelaide’s south is well positioned to accommodate future growth.
“Onkaparinga Heights will provide a diverse range of housing options for families, first-home buyers, downsizers and older South Australians, while ensuring affordability remains a key focus.”
The plans include more than 10.8 hectares of public open space, six public reserves, tree-lined streets and a network of walking and cycling paths connecting residents to surrounding communities.
Future community infrastructure is also being considered, including childcare facilities, retail and hospitality offerings, and a potential aged care facility.

The project will also place a strong emphasis on sustainability, with plans including water-sensitive urban design, a mature tree canopy exceeding 30 per cent, minimum 7-Star NatHERS energy ratings for homes and a 5-Star Green Star Communities rating across the development.
The announcement builds on major infrastructure investment already underway in the area. Earlier this year, SA Water completed the first stage of enabling works, including more than 1.1 kilometres of new trunk water main, while construction continues on 1.3 kilometres of wastewater infrastructure to support future growth.
The site also sits alongside a separate development by YAS Property & Development, which is expected to deliver another 1,000 homes. Together, the two projects could ultimately bring close to 2,000 new dwellings to Adelaide’s south.
Planning and approval processes will now begin, with civil construction expected to commence in the second half of 2027. For Adelaide’s fast-growing southern corridor, the project marks another major step toward accommodating the next generation of residents.
