A new boutique riverside development is set to bring a different kind of luxury to Thebarton, with Winwood Terraces offering just nine architect-designed homes tucked between the river, parklands and some of the inner west’s most character-filled streets.
Designed by Loucas Zahos Architects and developed by GuavaLime, Winwood is being pitched as a refined residential address that puts equal weight on liveability, long-term value and a genuine connection to place.
Set among the trees on the river’s edge, the three-storey terrace homes have been designed to feel calm and private, while still sitting just moments from the CBD and only 200 metres from Southwark Grounds.
The concept leans heavily into the appeal of balance, giving future residents access to greenery, open space and a sense of retreat, without losing the convenience that comes with an inner-city postcode.

Con Zahos, Principal and Director at multi-award winning Loucas Zahos Architects said Winwood’s contemporary concept begins with place.
“With River Torrens and parkland frontage, design decisions have been shaped by the character of the riverbank, the rhythm of the surrounding parkland, and the quiet presence of neighbouring heritage buildings,” he said.
“While the terraces are near emerging, lively neighbouring precincts, the biggest opportunity for Winwood was to promote a feeling of calm from the moment you arrive.
“You’re moments from everything and miles from the rush.”

Rather than aiming for sheer scale, the project focuses on a smaller collection of homes and a more cohesive living environment, with architecture, landscaping and surrounding amenity all working together to shape the overall experience.
“The interiors feel airy, inviting, and connected to nature. Beyond standard inclusions such as custom joinery with butler’s pantries, Winwood has customisable mud rooms and some unique design features,” he said.
“Taking centre stage are bold stairs that speak to the industrial origins of the area, whilst the ceiling defines open plan living zones using texture. Overall, there is a restrained palette of warm timber, gunmetal accents and riverbed tones.”
Winwood has been developed with a strong focus on planning and design that will last over time and the nine homes’ hopes to be a contemporary addition to the suburb.
“Every detail, from soft designer lighting to the rhythmic placement of tiles, has been curated to support everyday living while celebrating craftsmanship and materiality.”
For buyers, the appeal is likely to sit in that mix of uniqueness and limited availability. With only nine homes available, and a location that places residents at the meeting point of nature and city life, Windwood is clearly aimed at those wanting something more design-led than a standard townhouse offering.
For anyone drawn to the idea of riverside living without leaving the inner suburbs, Winwood Terraces home are priced from $1.69m with stamp duty on the land component only.
