First apartments unveiled for Southwark Grounds as registrations open for 125-home project

Registrations are now open for the first 125 apartments at Southwark Grounds, with The Bond set to become the first apartment building in the landmark redevelopment.

The first apartments at Adelaide’s highly anticipated Southwark Grounds precinct have been unveiled, with registrations of interest now open for buyers keen to secure a home in the former West End Brewery redevelopment.

Known as The Bond, the 11-storey apartment building will deliver 125 one, two and three-bedroom apartments on the western edge of the Bowden precinct. Developed by Samaras Construction & Developments, the project is expected to begin construction early next year, with the first residents set to move in by late 2028.

The building will feature retail and hospitality spaces at street level overlooking a newly created public park, while residents will have access to a landscaped podium garden complete with BBQ facilities, outdoor dining, lounge areas, lawns and mature greenery.

At least 20 per cent of the apartments will be offered as affordable housing through HomeSeeker SA, in line with the Southwark Grounds development requirements.

The release marks the first apartment opportunity within the decade-long Southwark Grounds masterplan, which aims to deliver around 1,700 homes alongside shops, cafés, hospitality venues, public open space, childcare and community facilities.

The building’s design draws inspiration from the site’s brewing heritage, combining brick, concrete and tiled finishes with extensive planting to reflect the former industrial character of the precinct.

The apartment launch comes as construction continues on Founders Row, the precinct’s first townhouses, with the initial residents expected to move in later this year. Streetscape works, upgraded road access from Port Road and new public spaces are also progressing.

Planning is also underway for Colonel Light’s Park, a major public green space that will connect Founders Row with The Bond. The park will feature open lawns, mature trees, walking paths and seating, while incorporating the heritage-listed remains of Colonel Light’s former cottage and gardens.

In May, the State Government approved increased building heights across parts of Southwark Grounds, lifting the precinct’s housing capacity by around 400 additional homes and allowing buildings of up to 14 storeys in selected areas.

Acting Premier Kyam Maher said the project represents another milestone in transforming the former industrial site into a new inner-city neighbourhood.

“At Southwark Grounds, we are delivering homes, jobs and a new community that will define this part of the city for generations,” he said.

“This development is proof that when government is willing to be bold, you can turn a vacant industrial site into a thriving new suburb in just a few years.”

Housing and Urban Development Minister Nick Champion said strong early interest highlighted demand for well-connected housing close to the CBD.

“The Bond is the first chance for South Australians to own an apartment in this precinct, with retail and hospitality, right on the doorstep of the city,” he said.

Samaras Construction & Developments director Chris Samaras said the project would bring 125 residences into the heart of the precinct while creating an active streetscape with a café or retail offering at ground level.

“Opportunities to be part of a precinct like this from the very beginning are rare,” he said.

Registrations of interest are now open, with apartment sales forming the first stage of what is expected to become one of Adelaide’s largest urban renewal communities over the next decade.
