The South Australian Government has unveiled an initial draft masterplan for a new development in Noarlunga, aiming to introduce over 600 new homes into Adelaide’s southern suburbs. This initiative seeks to collect feedback from the community to shape the final plan, emphasising the incorporation of affordable and social housing within its scope.
Scheduled to be built on a 22-hectare area, the project promises to deliver 626 new residences, including 80 social housing units. Notably, the development will ensure that at least 20 per cent of the housing is affordable, catering to the diverse economic backgrounds of potential residents. These affordable homes will include a mix of apartments and townhouses, designed to meet varying needs and preferences.
The proposal includes enhancing local infrastructure, focusing on public amenities. Plans include developing spacious public open spaces and street landscapes enriched with a vast tree canopy to enhance the area’s environmental quality and aesthetics.
Community involvement is critical to the project’s success, and the government has arranged for two drop-in sessions at the Port Noarlunga Arts Centre. The sessions aim to gather direct feedback from residents and will take place on Saturday, July 27, from 11am to 2pm, and Tuesday, July 30, from 4pm to 7pm. Alternatively, from July 27 through August 18, 2024, the community will be able to submit their thoughts online.
Nick Champion, MP, Minister for Housing and Urban Development, said, “The Noarlunga development presents a unique opportunity to turn empty paddocks into a new and vibrant community.” He continued, “We are keen to hear from the local community about what they think of the draft plans and in particular what elements could be incorporated into the public open spaces.”
The new homes will be strategically positioned adjacent to the South Adelaide Football Club, located to the east and west of Lovelock Drive. This placement is expected to leverage the existing local amenities including shops, services, and public transport, making it a highly desirable location for new and existing residents in the area.
This development is part of the State Budget’s commitment, wherein $150 million has been earmarked to turning these plans into reality. Construction is scheduled to start in early 2026, with the first residents expected to move in by early 2027.
The introduction of such a substantial number of homes aligns with Adelaide’s broader urban development goals, aimed at addressing housing affordability while promoting sustainable living environments. The project’s focus on integrated community feedback ensures that the development not only meets the cities housing demands but does so in a manner that respects and enhances the local community’s quality of life.
