New Onkaparinga Heights community to bring more than 300 homes to Adelaide’s south

The southern coast is calling for a new way of living with more than 300 homes, a child care and display village expected for Onkaparinga.

There’s a certain feeling Adelaide’s south has. Like a breath of fresh coastal air after a beach walk or a last minute trip to McLaren Vale for lunch,

That kind of lifestyle that we all dream to be part of is coming to Onkaparinga Heights, with a brand new master planned community launching this month.

The project, simply named South, is a joint venture between Peet Limited and Tokyo Gas, promising a lifestyle shaped by beaches, wine country, national parkland and the ease of building a home that suits the way you actually want to live.

If you’re drawn to the coast when life needs a slower, calmer pace, then South is somewhere you’ll want to be.

“South is a brand-new development area for Adelaide, with easy access to the Southern Expressway, world-renowned McLaren Vale, beaches and Onkaparinga National Park,” Peet SA State Manager Mark Devine said.

“With recent limited land supply down south of the city constrained by the Adelaide Hills on one side and the ocean on the other, South represents one of the final development areas in the region.”

The new community will deliver approximately 316 dwellings across 17.8 hectares and will primarily feature traditional detached homes, with a small mix of alternative housing options to add variety and make use of the natural elements of the site.

For those already living in the south, the appeal is easy to understand. The mornings feel a little calmer. The weekends feel a little bigger. The beach is never too far away, and the wine region is close enough that lunch can easily turn into a settled afternoon.

Homeowners will have the freedom to select their own builder and design a home that suits their budget, lifestyle and stage of life.

That means one street could bring together first-home buyers building their first modern home, young families wanting more room to grow, couples looking for a fresh start, and older locals ready to downsize into something new and low-maintenance without leaving the area they know.

Each home will be different, based on the purchaser’s builder and design brief, while still being guided by builder design guidelines to ensure homes are completed within a reasonable timeframe and finished to a high standard.

For those who know the south, the appeal is easy to understand. Wide blue skies. A slower pace. The beach not far away. McLaren Vale down the road but the city still within easy reach.

“South offers the perfect mix of smart value where life doesn’t need to be complicated to be good,” Mark said.

The community will include new public open spaces, modern amenities and a focus on creating a genuine sense of belonging.

Just 30 minutes from the Adelaide CBD, it is being positioned as a place where people can stay connected without feeling boxed in.

A childcare centre is also planned as part of the Peet project, alongside a significant display village that will help buyers picture what life at South could look like.

At least 15 to 20 homes are expected to feature in the village, with key building partners from previous Peet display villages anticipated to be involved, including Metricon Homes, Burbank, Weeks, Hickinbotham, Fairmont Homes, Metro Homes and Rendition Homes.

South will also be the first home sites released in the new Onkaparinga Heights growth precinct, which has recently been rezoned by the State Government for more than 2,000 homes.

The broader precinct also includes provisions for a new local activity centre on Main South Road adjacent the development, with a supermarket and specialty stores expected to support the growing community in the future.

The project is expected to become a major new residential area for Adelaide’s south.

While South will bring more than 300 homes, the area around it is also expected to grow, with nearby land set aside for more than 1,000 additional homes in the future. This means the project will be part of a much larger new residential area.

For Adelaide’s south, it marks more than a new housing project. It is a new community in a part of the city that many locals already know and love.

South is expected to launch in late July 2026.
